DEVELOPMENT REVIEW FORMS
In accordance with the County Planning Act, NJSA 40:27-1, et seq, the Hunterdon County Planning Board reviews all land subdivisions and site plans that are located on a County road or affect County facilities. The subdivision and site plan applications are reviewed for their potential vehicular impact on County roads and the stormwater runoff that may affect County drainage facilities. The applications are reviewed for compliance with the Hunterdon County Land Development Standards, the County's land development ordinance adopted by the Board of Chosen Freeholders. The Standards also outline the procedures for reviewing applications and includes a copy of the official road classification map.
Development Review Committee
As provided for in the County Planning Enabling Act, the Hunterdon County Planning Board has vested its power to review and approve subdivision and site plan applications with a committee of the Board, consisting of the County Planning Director, the County Engineer and two (2) Board members. The Committee is referred to as the Development Review Committee (DRC). The DRC normally meets immediately following the monthly County Planning Board meeting and on the third Thursday of each month at 8:30 am. The monthly Planning Board meeting is held at 8:30 am on the 1st Thursday of each month. Complete applications must be received at least 10 calendar days prior to a meeting in order to be placed on the DRC agenda.
Development Review Committee Meetings
DRC meetings are held on the 1st Thursday following the Planning Board Meeting which begins at 8:30 A.M. and on the 3rd Thursday at 8:30 A.M. in the Planning Board Meeting Room.
Sketch Plat Submission
The Hunterdon County Planning Board encourages the submission of sketch plats, particularly for more complex projects, such as major subdivisions and subdivisions and site plans within or adjacent to existing subdivisions, villages, hamlets or other developed areas. Sketch plats are reviewed at no cost to the applicant and provide both the applicant and the municipality with comments relating to County standards and/or suggested plat changes before the applicant takes on the expense of preparing final plats. In addition, the submission of sketch plats helps facilitate a more efficient and coordinated County and local development review process.
